What is Income & ?
To avoid the financial conflicts-of-interests that are rampant on virtually every other review site, I DON'T accept any money from any outside sponsor or platform for ANYTHING (including but not limited to affiliate ads, advertising etc.). See code of ethics for more.

"Income &" is an intriguing newcomer that specializes in residential mortgage debt.
They have the positive a very low $100 minimum.
On the minus side,while they claim to have bankruptcy protection through a backup administrator, they could not say who it was and apparently it's a policy rather than actually protected in the contract. (in my opinion this is insufficient protection).
Additionally, they suffer from similar flaws as Lending Home. They have a proprietary rating system with no historical data, so there's no way to know the actual risk of any of the investments. And it's impossible to do any true due diligence on the investments, because the company does not provide an address. Since they have the opportunity to earn more money the more they originate, in my opinion, this is not a tolerable situation for an investor. I'm hoping they find some way to deal with this and if they do, they will receive a ranking in the next review.

Advantages: Very low minimum of $100.

Disadvantages: No contractually set backup administrator for bankruptcy protection. No way to do due diligence on the investments and have to rely on proprietary ratings that have no history.

There are many deals that aggressive investors love, which I won't touch, and vice versa. And every investor has their own way of doing due diligence. I believe there's no one right way to do it.
So, the site ratings are based on criteria which I feel are important to the broadest range of investors (transparency, volume, bankruptcy protection, etc). And even though I have my own personal, conservative, due diligence method (and talk about how the site's deals measure up in the "deep dive section"), I don't use my personal criteria as a factor in the ratings.
